Market forecasts based on data from 400 hotels (a selection of GuestCentric’s portfolio of independent properties and groups across Portugal) revealed pivotal trends shaping 2025:
- January is expected to be a critical month for reservations, followed by high demand levels through August.
- A significant spike in bookings in July is possible, largely driven by last-minute vacation plans, underscoring the importance of flexible offers.
- Direct bookings continue to be the engine of revenue growth, with hotel websites delivering a 38% increase and mobile channels seeing an impressive 44% growth.
- Despite these gains, OTAs continue to pose challenges, with cancellation rates now three times higher than those of direct channels.
The data also highlighted evolving guest behavior post-revenge travel, with a growing preference for value-driven deals:
- Average Daily Rates (ADR) are expected to stay stable and possibly drop up to 2% during peak periods to maximize occupancy for hotels.
- Seasonal demand trends show stronger shoulder season performance, as guests search for value deals.
- A late Easter will lift April performance, and the year overall, when compared to 2024.
- While key source markets such as the USA, UK, Germany, and France are projected to decline in importance, explosive growth from Brazil and growth from Portugal, and Spain offers a promising counterbalance.
Of the forecasts, Pedro Colaco, CEO of GuestCentric, shared his perspective: “The data tells a clear story: guests have changed from traveling at any price to value-driven decisions.
